Thinking about buying a home in Colonial Heights? I’ve personally written this comprehensive guide that covers everything you need to know!
In addition to information about the location, home prices, tax rate, schools, HOA fees, amenities, and builder incentives, I’ve also included my honest thoughts about the community as a Realtor and local expert who specializes in new construction homes.

Community Feel and Location
Colonial Heights is a brand new townhome community in Katy built by City Choice Homes. It’s gated, cozy, aesthetically pleasing, and has a quiet feel. It’s tucked right off of I-10, a couple streets back from the shopping center that includes Dick’s Sporting Goods and Ross.
I used to live in a rental right next to Colonial Heights, so I can personally speak to it being a perfect location. Katy Asian Town is right down the street, and it’s super easy to get to I-10 for your commute or weekend plans in the city. If you work in healthcare, it’s very close to Memorial Hermann Hospital, and you could literally bike to work if you wanted to.
Residents have quick access to:
Costco
Walmart
H-E-B
Katy Mills Mall
Grand Parkway (Highway 99)
The kitchen in this plan by City Choice Homes in Colonial Heights is extremely spacious and has tons of cabinet space.
Amenities in Colonial Heights
Colonial Heights is a small community, so it doesn’t have flashy amenities like a pool or gym.
Instead, residents enjoy:
A gated entrance
Covered gathering pavilion
Putting green (I made a YouTube video of it here. )
Sidewalks throughout the neighborhood
Green spaces for walking pets
HOA Fees and Property Taxes
The HOA fee in Colonial Heights is $990 year plus a monthly water assessment of $110.
The fee covers:
Front yard maintenance
Private trash service
Community landscaping
Gate maintenance
Common area upkeep
The tax rate is pretty great for a new construction community at 2.61%, and homeowners who qualify for the homestead exemption can reduce their annual property taxes even further.
Schools Zoned to Colonial Heights
Colonial Heights is zoned to Katy ISD, which is great if you have kids and for future resale value.
Students are currently assigned to:
Robert King Elementary
Katy Junior High School
Morton Ranch High School
If you’re seriously considering buying here, I recommend checking out a website like Great Schools to get a breakdown of the important statistics for each school (student-teacher ratio, test scores, etc.). School zoning can also change, so I suggest verifying attendance boundaries before purchasing a home as well.
The living room, dining room, and kitchen in this plan are all on the main floor, and the bedrooms (including the primary suite) are all upstairs.
Homes in Colonial Heights
The homes in Colonial Heights have either 3 or 4 bedrooms and feature functional, open concept layouts. Prices start in the high $200s and go into the high $300s, and for what you get, my personal opinion is that they are priced extremely well.
In a time where most builders don’t include bathtubs in the primary bathroom anymore, I was super impressed that City Choice Homes includes huge freestanding soaking tubs in every home (see picture in the gallery below).
The backyards are naturally smaller since these are townhomes, but there's still enough space for pets, children, or entertaining a few friends.
Builder Incentives
Keep in mind that incentives usually change monthly, but at time of my visit to Colonial Heights, the builder was offering a 4.99% fixed rate. This is well below where market rates are right now, so it’s a really great deal.

Pros and Cons of Colonial Heights
Pros:

Would I buy a home here?
For context, I used to work as a Sales Consultant for a new construction builder and I specialize in new construction as a realtor. I know A LOT about new homes and communities, and I always think about if I’d personally buy a home in a particular community before showing it to my clients. So would I buy a home in Colonial Heights? Yes, but with a few important recommendations!
Get an inspection. Although the homes in Colonial Heights are new, they still need to be independently inspected to ensure quality.
Use an experienced realtor. An experienced realtor can negotiate lower prices and better incentives, review your contract for red flags, answer all your questions when things get complicated, advocate for you, and more!
