Community Feel and Location
Bergamo is a brand new community in Katy off of Stockdick School Road that features homes built by Ashton Woods and K. Hovnanian. When driving up for my first visit, I immediately begin thinking about how perfect it would be for my own family. The homes are gorgeous, the landscaping is meticulous, and it just seems like the type of place you’d want to settle down in. There’s also a colorful playground near the main entrance that I know my boys would love.
As far as the location, it’s MUCH better than popular masterplanned communities in Katy like Sunterra and Anniston. Bergamo is less than 2 miles from Grand Parkway/99 and only 3 miles away from stores like HEB and Target. If you’re familiar with Paetow High School, it’s only about a ½ mile away.
Don’t get me wrong, Sunterra and Anniston are both great, but traffic getting to and from those communities can be horrendous during peak travel times. Since it’s much closer to 99, driving to and from Bergamo should be less of a headache.

Amenities, HOA, and Taxes
Bergamo’s amenities aren’t complete yet, but it’s slated to have a resort-style pool, pavilion, dog park, playground, and walking trails. As of this post, the HOA fee is $1,500 per year and the tax rate is a 2.822.
The HOA fee is slightly on the pricey side in my opinion, but the tax rate makes up for it by being lower than other popular communities in the area.
The internet for the community is fiber and provided by either AT&T or Xfinity. Just throwing that in there because I typically get questions about a community’s internet situation from people who work remote and gamers lol.
Schools
Bergamo is zoned to Katy ISD, which is great if you have kids and for resale value. It’s zoned to Bethke Elementary, Stockdick Jr. High, and Paetow High School. If you’re seriously considering buying here, I recommend checking out a website like Great Schools to get a breakdown of the important statistics for each school (student-teacher ration, test scores, etc.).
With built-in appliances and an abundance of cabinets, this kitchen is a dream!
The Homes
Bergamo has two builders, Ashton Woods and K. Hovnanian. While some masterplanned communities can feel disjointed because the neighborhoods have starter homes mixed in with mini mansions, Bergamo isn’t one of them. Both builder’s offer fantastic homes, and I feel that their styles work well together to create an aesthetic community. Homes start in the $300s and go up to almost $500k.
Incentives
Keep in mind that incentives usually change monthly, but at time of my visit to Bergamo, both builders were offering below market interest rates and cash towards closing costs.

Would I buy a home here?
For context, I used to work as a Sales Consultant for a new construction builder and I specialize in new construction as a realtor. I know A LOT about new homes and communities, and I always think about if I’d personally buy a home in a particular community before showing it to my clients. So would I buy a home in Bergamo? Yes, but with a few important caveats!
Although the homes in Bergamo are new, you STILL need to have the home you want to buy independently inspected. Trust me! It’ll be the most important $500 that you’ll spend.
Don’t spend this kind of money without a good realtor in your corner. It doesn’t even have to be me! The Sales Consultant represents the builder’s best interests, so you need some who will represent yours. Your realtor will negotiate for you, review your contract for red flags, advocate for you, and more. Plus, the builder will pay their commission, not you (be sure this part is in your contract before signing).
