Community Feel and Location
Villarosa at Tamarron is a brand new community in Katy near FM 1463 and the established community of Firethorne.
Built by DR Horton and featuring villa-inspired homes, my impression of Villarosa is that it’s the perfect community for people who want the vibes of city living, but prefer to be in the suburbs. If you want to visualize it, think modern, two-story homes with a cozy, community-centric feel as opposed to the typical suburban neighborhood.
It’s near the side of Katy that’s closest to Fulshear, and the surrounding area is experiencing tremendous growth.
Residents have quick access to:
A brand new HEB
Kroger
Dozens of stores and restaurants
Texas Heritage Parkway (which leads to I-10 and Westpark Tollway)
An electric fireplace is a beautiful touch in this spacious living room in Villarosa.
Community Amenities
I’ve probably toured over 100 new construction communities in my career, and Villarosa is among the best in regard to its available amenities.
According to the latest information available, residents will enjoy the following:
Resort-style pools
Two fitness centers
Walking/nature trails
Playground
Park
Tennis court
Pickleball court
Splash pad
Clubhouse
Lounge Area
Pond
Youth soccer field
HOA Fees and Property Taxes
As of this post, Villarosa’s HOA fee is $1,300 per year and the tax rate is 2.7078%. It’s a part of Fort Bend County MUD #182 and trash services are provided by Best Trash.
For all of the amenities that are included, Villarosa’s HOA fee is well worth the cost in my opinion. The tax rate is also pretty decent for a brand new community (new communities typically have higher tax rates).
Schools Zoned to Villarosa at Tamarron
Villarosa is zoned to Katy ISD, which is great if you have kids and for future resale value.
Students are currently assigned to:
Wolman Elementary
Adams Jr. High
Jordan High School
If you’re seriously considering buying here, I recommend checking out a website like Great Schools to get a breakdown of the important statistics for each school (student-teacher ratio, test scores, etc.). School zoning can also change, so I suggest verifying attendance boundaries before purchasing a home as well.
Even with a king size bed, this gigantic primary bedroom in Villarosa still has plenty of free space.
Homes in Villarosa at Tamarron
Like I briefly mentioned at the beginning of this post, Villarosa features modern, villa-inspired, two-story homes that make the community feel a bit different (in a good way) than the typical suburban neighborhood. Their smallest floor plan is called Ash, and it’s 3 bedrooms, 2.5 bathrooms, and 1820 square feet. With 4 bedrooms, 2.5 bathrooms, and 2,275 square feet, Kline is the largest floor plan.
While the front yards are small (they mostly consist of the driveway), the backyards are a decent size for kids, pets, and friends. The exteriors of the homes come in an array of mostly neutral colors with occasional pops of muted blue.
Homes start in the high $200s and go up to the mid $300s.
Builder Incentives
Keep in mind that incentives usually change monthly, but at the time of my visit, the builder was offering a 4.99% fixed rate, up to $10,000 towards closing costs, and throwing in a washer, dryer, and fridge! They also offer downpayment assistance and a credit building program!
If you want to know what their incentives are as of today, send me a text at 346-338-5050 and I’ll be happy to let you know!

Would I buy a home here?
For context, I used to work as a Sales Consultant for a new construction builder and I specialize in new construction as a realtor. I know A LOT about new homes and communities, and I always think about if I’d personally buy a home in a particular community before showing it to my clients. So would I buy a home in Villarosa? Yes, but with a few important recommendations!
Get an inspection. Although the homes in Villarosa are new, they still need to be independently inspected to ensure quality.
Use an experienced realtor. An experienced realtor can negotiate lower prices and better incentives, review your contract for red flags, answer all your questions when things get complicated, advocate for you, and more!

Who I Am
I’m Victoria Burton, a Houston realtor who specializes in first-time buyers and new construction communities. I got into real estate because I believe we all deserve a place to call home, but also because buyers deserve a knowledgable person in their corner who tells them the truth.
Most of my new clients have done hours of research, but still have a million questions about buying a new home. They choose me to be their realtor because of my integrity, knowledge about real estate, and the fact that I actually encourage asking questions instead of being annoyed by them. They also appreciate that I don’t use gimmicky sales tactics or pressure them to rush the process!
