Thinking about buying a home in Jubilee? I’ve personally written this comprehensive guide that covers everything you need to know!

Community Feel and Location
Jubilee is a colorful, brand new community by Johnson Development in Hockley, Texas. It features homes built by Chesmar, Coventry, David Weekley, Highland, J. Patrick, Newmark, Perry, Tri Pointe, and Westin (the ones in bold are my personal favorites!).
Jubilee is located right off of Hwy 290, which is a huge plus for residents who commute to Houston, Cypress, or Katy for work.
Residents have quick access to:
HEB (6 miles away)
Houston Premium Outlets (6 miles away)
Kroger (7 miles away)
Costco (8 miles away)
What makes Jubilee special is its focus on wellness and joy (I’m being serious lol). With its vibrant colors and unique street names like Happy Home Street and Cheerful Trail, it definitely feels like the type of place where residents go to live happily ever after.

270 acres of green space and waterways
30 acres of parks (including a dog run)

HOA Fees and Property Taxes
As of this post, Jubilee’s HOA fee is $1,230 per year and the tax rate is 3.2867%. It’s a part of Harris County MUD #477.
For all of the amenities that are included, Jubilee’s HOA fee is well worth the cost in my opinion. However, tax rate is a bit on the pricey side.
Schools Zoned to Jubilee
Jubilee is zoned to Waller ISD schools. In the future, there are even plans to build an elementary, middle, and high school site.
Currently, students are assigned to:
Roberts Road Elementary
Waller Jr. High
Waller High School
If you’re seriously considering buying here, I recommend checking out a website like Great Schools to get a breakdown of the important statistics for each school (student-teacher ratio, test scores, etc.). School zoning can also change, so I suggest verifying attendance boundaries before purchasing a home as well.
The vaulted ceiling and gorgeous light fixture give this primary bedroom by Highland Homes in Jubilee luxury-like vibes.
Homes in Jubilee
Impressively, Jubilee is the first community in Texas to offer WELL- certified healthier homes. No matter which builder you purchase a home from in Jubilee, it will automatically include:
an AquaKinetic A200 reverse-osmosis filtration system at the kitchen sink that removes harmful pathogens and impurities from the water
a fresh-air intake and a MERV 13 media filter, which significantly enhances air quality by removing over 85% of dust, mold, and pollen and more than 90% of smoke, smog, and airborne particles. The filter also captures over 75% of bacteria and viruses. All homes achieve an Indoor airPLUS rating from the EPA, ensuring that comprehensive standards for ventilation, filtration, pest barriers, and moisture control are met
a circadian rhythm home lighting solution for the primary bedroom, kitchen, and family room that reportedly optimizes your body's natural rhythm
On top of the wellness-focused upgrades, the home in Jubilee also include:
a 7-inch automation hub compatible with Alarm.com and 36 months of free home automation (you can remotely control your smart lights, thermostats, locks, window shades, and security).
JASCO Emergency Flash front porch lights that provide a visual clue to first responders and neighbors if you ever have an emergency and need help.
Homes start around the $300s and go up to over $900k.
Builder Incentives
Keep in mind that incentives usually change monthly, but at time of my visit to Jubilee, every builder was offering stellar incentives like low fixed rates, a free Generac Generator, or a ridiculous amount of flex cash (in some cases over $40,000).
If you want to know what incentives are available from each builder as of today, send me a text at 346-338-5050 and I’ll be happy to let you know!

Would I buy a home here?
For context, I used to work as a Sales Consultant for a new construction builder and I specialize in new construction as a realtor. I know A LOT about new homes and communities, and I always think about if I’d personally buy a home in a particular community before showing it to my clients. So would I buy a home in Jubilee? Yes, but with a few important recommendations!
Get an inspection. Although the homes in Jubilee are new, they still need to be independently inspected to ensure quality.
Use an experienced realtor. An experienced realtor can negotiate lower prices and better incentives, review your contract for red flags, answer all your questions when things get complicated, advocate for you, and more!

Who I Am
I’m Victoria Burton, a Houston realtor who specializes in first-time buyers and new construction communities. I got into real estate because I believe we all deserve a place to call home, but also because buyers deserve a knowledgable person in their corner who tells them the truth.
Most of my new clients have done hours of research, but still have a million questions about buying a new home. They choose me to be their realtor because of my integrity, knowledge about real estate, and the fact that I actually encourage asking questions instead of being annoyed by them. They also appreciate that I don’t use gimmicky sales tactics or pressure them to rush the process!
