Grange in Katy, Texas
Thinking about buying a home in Grange? I’ve personally written this comprehensive guide that covers everything you need to know!
In addition to information about the location, home prices, tax rate, schools, HOA fees, amenities, and builder incentives, I’ve also included my honest thoughts about the community as a Realtor and local expert who specializes in new construction homes.
Short on time? Scroll to the bottom for my pros and cons list on Grange and find out if I’d buy a home here myself.
Community Feel and Location
Grange is a brand new community by Johnson Development in Katy, Texas. It features homes built by Chesmar, David Weekley, Drees Custom Homes, Highland, J.Patrick, Newmark, Perry, and Westin (the ones in bold are my personal favorites!).
Grange is located right off of I-10, which is a huge plus for residents who commute for work or want good access to nearby shopping.
Residents have quick access to:
HEB (4 miles away)
Katy Mills Mall (5 miles away)
A brand new Target, Sam’s Club, EOS Fitness, and more on Texas Heritage Parkway (5 miles away)
Katy Asian Town (6 miles away)
“Small Town Livin’” is Grange’s official tagline, but it honestly doesn’t have much of a small town feel in my opinion (I’m from a town in Alabama with a population of 5,000, so I know a thing or two about real small towns lol). However, Grange does feel like the type of place where folks would be neighborly, so maybe that’s what they mean by small town living. And based on my visits to the community, I can definitely understand why someone would want to buy a forever home in this “small town” and put down roots.

Walking trails

HOA Fees and Property Taxes
As of this post, Grange’s HOA fee is $1,320 per year and the tax rate is 3.33114%.
Both are a bit on the pricey side in my opinion, but understandable based on the community’s amenities, size, and age.
Schools Zoned to Grange
Grange is zoned to Katy ISD schools, which is great if you have kids and for future resale value. In the future, there are even plans to build an elementary and middle school (2028) on site.
Currently, students are assigned to:
Robertson Elementary
Katy Jr. High
Katy High School
If you’re seriously considering buying here, I recommend checking out a website like Great Schools to get a breakdown of the important statistics for each school (student-teacher ratio, test scores, etc.). School zoning can also change, so I suggest verifying attendance boundaries before purchasing a home as well.

With eight reputable builders, dozens of floor plans, and a great range of available lots sizes (40, 45, 50, 55, and 60), there’s truly something for everyone. Would I buy a home here?
For context, I used to work as a Sales Consultant for a new construction builder and I specialize in new construction as a realtor. I know A LOT about new homes and communities, and I always think about if I’d personally buy a home in a particular community before showing it to my clients. So would I buy a home in Grange? Yes, but with a few important recommendations!
Get an inspection. Although the homes in Grange are new, they still need to be independently inspected to ensure quality.
Use an experienced realtor. An experienced realtor can negotiate lower prices and better incentives, review your contract for red flags, answer all your questions when things get complicated, advocate for you, and more!

Who I Am
I’m Victoria Burton, a Houston realtor who specializes in first-time buyers and new construction communities. I got into real estate because I believe we all deserve a place to call home, but also because buyers deserve a knowledgable person in their corner who tells them the truth.
Most of my new clients have done hours of research, but still have a million questions about buying a new home. They choose me to be their realtor because of my integrity, knowledge about real estate, and the fact that I actually encourage asking questions instead of being annoyed by them. They also appreciate that I don’t use gimmicky sales tactics or pressure them to rush the process!
